How Do You Clean Concrete Before Sealing It?

You have decided that sealing your concrete slab is a good investment of your time and money. You may have even chosen and purchased your sealer. Before you begin sealing, however, it is very important that you properly clean your concrete.

Unless your concrete is brand new, it has inevitably accumulated dirt, oil, and other grime. If the sealer is applied over these items, it will bind to the contaminants instead of the concrete and will therefore not work as well or last as long as it should (in addition to sealing in any unsightly blemishes in the concrete!).

If you have any stains that have soaked deeply into the concrete, these should be removed first. Use the appropriate product for the type of stain to be removed - rust stains should be treated with rust remover, and oil stains should be treated with a degreaser. Follow the manufacturer’s instructions for using the product to remove stains. Stubborn stains or blemishes (such as spray paint) may require a two step removal process.

Once any deep stains have been removed, a simple pressure washing should be sufficient to remove the remaining dirt and surface stains. Use a pressure washer that is rated at at least 3000 psi and has a flow rate of at least 4 gallons per minute. A higher pressure rating may be required to remove skid marks or surface level paint stains. A mild detergent may be added to the water if needed, but is generally not necessary for surfaces with normal dirt accumulation.

If you are cleaning a driveway or other surface that is not perfectly level, begin pressure washing at the highest point of the concrete to allow the contaminants that are washed away to flow down over concrete that you have not yet washed. Hold the nozzle of the pressure washer approximately 1 foot from the concrete and move it across the concrete in a wide sweeping motion. Do not hold the nozzle too close to the concrete or linger in one place for longer than necessary - doing so could damage the concrete!

Once clean, allow it to dry for at least 24 hours before applying concrete sealing . Weather conditions can greatly affect the time it takes a slab to dry - if necessary, use fans or dehumidifiers to accelerate the process. Do not drive on or otherwise use the clean slab any more than absolutely necessary until the sealer has been applied. Any moisture that is still in the slab or dirt that is introduced between cleaning and sealing may interfere with the sealer’s ability to bond with the concrete.

Once your concrete slab is clean and completely dry, you are ready to apply sealer. Once sealed, cleaning dirt and spills off of your concrete should require nothing more than a broom and cleaning rag. Your concrete will be protected from stains and heavy wear and tear for many years to come!

Are Epoxy Fumes Dangerous?

Epoxy is a chemical compound that many people have used to repair small household objects, but very few people know much about from a chemistry standpoint. So before you cover your entire floor with an epoxy coating, you might be wondering if epoxy (and more importantly, the not-so-lovely fumes it produces) are dangerous.

For the typical home renovator, the short answer is - no, epoxy fumes are not dangerous. If the fumes are breathed in directly for a period of time (such as during the application of an epoxy floor coating), they can cause an allergic reaction in certain people. There are no known long term effects of short term exposure to epoxy fumes, however, and even the inconvenience of an itchy or inflamed nose and throat can be prevented by taking a few simple precautions.

Always wear protective safety gear when handling epoxy. This includes a mask or respirator to limit the amount of fumes that you actually breathe, as well as gloves, safety glasses, and protective clothing for your skin. If epoxy does come into contact with your skin before it has cured, wash it off immediately with soap and water.
Ventilate the area. When applying an epoxy coating to a garage floor , this is as simple as keeping the garage door fully open while you are working. Open any other doors or windows in the garage, and turn on a shop fan to circulate air if possible. Be sure to keep doors leading into the house or other attached areas closed during the application process. If adequate ventilation is impossible due to the design or location of your space, consider using a mechanical ventilation system like a portable fume extractor.
Take regular breaks. Especially if you are working on a large project, plan to take a break and remove yourself from the area for at least 15 minutes after every hour of work. When you are not actively working on an application, leave the area. Do not linger to admire your work until after the epoxy has cured! If you begin to feel lightheaded or nauseous at any time while working, leave the area immediately and seek medical help.

Once your new epoxy floor coating is fully cured, it is completely safe and non-toxic. No more fumes will be produced, so once the original fumes have dissipated, the epoxy smell will disappear as well. If you ever need to sand down your floor (for instance, to reapply a fresh top coat after years of wear have dulled its shine), wear the same protective gear that you did when applying the epoxy coating. Epoxy dust can cause the same irritations as epoxy fumes, but is equally harmless if you are properly equipped.

Epoxy fumes are no more dangerous than the fumes produced by interior house paint. By taking basic precautions, you can ensure that the process of applying an epoxy coating is just as safe and rewarding as the finished product!

There is nothing that can be done to avoid this, but you can and should minimize your exposure to the fumes as much as possible. But for how long do you need to be cautious? When can you start enjoying your new floor without putting up with the smell and worrying about the health risks it may pose?

The pungency of the odor that epoxy gives off varies with the brand of epoxy, and we all have different opinions of what constitutes a “really bad” smell. Therefore, it is important to remember that the smell of the epoxy and the toxicity of its fumes are not related. Just because an epoxy smells really bad doesn’t necessarily mean that it is bad for your health, and just because there is virtually no odor does not necessarily mean that it is safe. Always err on the side of caution, and pay attention to your body! If you begin to feel light-headed or nauseous, leave the area immediately and seek medical help.

In a well-ventilated area, the majority of epoxy fumes should dissipate in 1 to 3 days. There may still be a lingering odor until the epoxy fully cures, however, and the time it takes for an application to fully cure depends on many factors: temperature, moisture level, and the thickness of the application, to name a few. In a cold and damp environment, the epoxy may take significantly longer to cure, meaning there is a potential for harmful fumes for much longer than three days. Fumes also take much longer to dissipate in poorly ventilated areas. Under normal conditions, most epoxy applications will be fully cured in seven days.

As a general rule, do not enter a room that has received a new epoxy floor coating for three days unless it is absolutely necessary. Keep the room as well ventilated as possible during these three days, and wear a respirator or similar protection when you must enter the room. Wait at least seven days before spending significant amounts of time in the room.

For most people, there are no long term effects of short term exposure to epoxy fumes. When fumes are present, you may experience allergy-like symptoms such as an inflamed throat or itchy, watery eyes. If these symptoms appear, leave the area, breathe some fresh air, and do not return to the area until the symptoms have faded. While you are no doubt excited to begin enjoying your new epoxy floor coating, it could be dangerous to go into your garage and begin a project before the epoxy has fully cured. Wait at least seven days and keep the room well ventilated to ensure that any lingering harmful fumes have time to dissipate. After seven days, your new floor should be fully cured and ready to serve you well for years to come!
